Lytton Gardens Retirement Living offers an excellent housing choice for low-income Seniors who are able to live independently, but who wish the connection and comfort of a peer community. As one of the few HUD-subsidized Senior housing providers on the mid-Peninsula, Lytton Gardens provides an affordable, quality alternative to the very high mid-Peninsula cost of living.
Our residents enjoy a variety of activities, amenities, communal dining options, and the camaraderie of over 300 neighbors. A range of Resident Committees encourage Seniors to continue taking roles of responsibility and giving to their community. Committees supervise gardening, welcoming new residents, running an on-site gift ship, volunteering for projects with area children, and more.

Retirement Living Amenities and Facilities
Lytton Gardens offers a broad range of resources and services for our residents. Program options vary by levels of care.
Retirement Living residents enjoy both their independence and a sense of community through a variety of activities and committees, as well as an optional evening communal dining program. These residents have access to:

Retirement Living Housing Options
Lytton Gardens provides 320 high quality, affordable studio and one-bedroom apartments for Seniors in Retirement Living. Residents live in one of three apartment buildings at our downtown Palo Alto facility. Apartment buildings include common areas, fitness and entertainment facilities, and access to our communal courtyards and gardens. Applicants must meet eligibility requirements for admission.

Retirement Living Eligibility
Seniors seeking housing at Lytton Gardens must meet eligibility requirements as established by Lytton Gardens Management. In addition to age requirements, Seniors applying for subsidized housing must meet criteria established by the United States Housing and Urban Development Department (HUD). Lytton is an Equal Housing Opportunity organization.
Age
Single persons – must be at least 62 years of age at the time of application, or 18 years of age and mobility impaired
Couples – one individual must be at least 62 years of age at the time of application, or 18 years of age and mobility impaired
Annual Income Cap (issued 2005)
Non-subsidized Section 236 Rentals
Single persons - $59,400
Couples - $67,900
Subsidized Section 8 Rentals
Single persons - $37,150
Couples - $42,450
Income calculations include income and assets such as savings, stocks, bonds, real estate, pension, and Social Security. Assets are converted to income at a rate of 2% annuallyor actual % of income.
Waiting List
We are accepting applications for Section 236 single and couple applicants, as well as for assisted living single and couple applicants.
Subsidized waiting lists for single and couple applicants are currently closed. Re-opening of lists will be publicized in area newspapers and through community organizations.
For those already on the wait list, please contact Lytton Gardens every six months to re-confirm your interest.
Apartments must be accepted upon offer. A first apartment offer may be turned down; a second applicant decline of an apartment will result in removal from the waiting list.
Mobility Impaired Applicants
All applicants must provide a statement from a physician attesting to their medical need for this program.
Fees
Rent – 30% of resident’s monthly income
Optional: 7 day meal program - $195 per month
Optional: Mon - Fri meal program - $130 per month
Optional: Tue and Thurs meal program - $6.50 per meal

Daily Life Activities
Each area of Lytton Gardens Senior Communities maintains a full calendar of events. Most programs are for the specific group or residents in that level of care. However,several of these programs are designed for residents from our multiple levels of care, bringing together people from across our campus. Programs are designed to provide diversion, entertainment, and stimulation. All are focused on continually building a strong sense of community.
Lytton Gardens is conveniently located in beautiful downtown Palo Alto, CA. We are a short distance from shopping, cafes, and other services that residents may wish to access on foot, in private vehicles, or via our wheelchair-accessible bus. Our peaceful 6-acre campus is situated in a residential neighborhood, surrounded by tree-lined streets. Our central Peninsula location places us near major freeways, offering convenient access for family members who live in other parts of the Bay Area and beyond.
